Terms and Conditions


1. Reservation
On the website you can find a suitable holiday accommodation which meets your needs and make a reservation.
This reservation is binding for the tenant.
In case of a cancellation, you must pay cancellation charges (see Article 8 Cancellation).After you have made your booking through the website you will receive an email for confirmation.

2. Payment
The 1st payment is 30% of the total amount, including booking fee. This amount should be received a week after reservation. You will receive a confirmation email after we receive your first payment. This confirmation also states the outstanding amount and the date by which it must be paid. You will receive an invoice if the rental is within six weeks.

After payment of the total fee, you will recieve a confirmation email with the complete accommodation address, phone number of the homeower or key owner and directions.

The homeowner could possibly ask to pay tourist tax, deposit or use of bed and / or towels. This may be, because their are different homeowners, different per accommodation. These extras are always mentioned in the description of the accommodation on the website.

3. Deposit
Usually, you pay a deposit when you arrive at the accommodation, which is determined by the homeowner and is known in advance. This deposit is mentioned at each accommodation on the website. The deposit will be fully or partially refunded on departure spot or refunded within 2 weeks.
Any costs (cleaning costs, heating costs, electricity, water and possibly bath or bed linen) are deducted from the deposit.

After departure, the owner or contact person checks the property for possible damage. If you cause damage, this must be reported immediately to the owner or his or her contact person. The costs of repair and / or replacement of the damage caused by the tenant or accountability of the tenant will be settled with the deposit and if this is not sufficient, the tenant will have to pay the additional amount to the owner. The deposit and the settlement thereof is a matter between the tenant and landlord, where SVVS or the website is not included.

4. Arrival and departure
With most holiday homes, the arrival and departure day is on friday. Some accommodations use Saturday as an exchange day.For homes that use weekend and weekly rentals, if there is a weekend stay, the arrival is on Friday afternoon and the departure on Monday morning. For weekly rentals, the arrival for this type of property is Friday afternoon and departure on Friday morning. The default arrival is on monday afternoon and the default departure is on friday morning for a midweek stay. The exact arrival and departure times are shown at step one of your reservation.

5. Max amount of people
The maximum allowed number of people can be seen at every property on our website. It is not allowed to stay with people in the accommodation, in a tent or caravan on the grounds of the accommodation than in the reservation specified amount of persons. Violation leads to an immediate and unilateral cancellation of the lease, and makes any claim for compensation impossible, unless prior written permission has been agreed with the owner.

6. Bed linen, towels and final cleaning
The presence or absence of bed linen and towels is clearly described in the home under "properties".

The final cleaning can be arranged in different ways. It is clearly indicated how it is arranged per accommodation. It could be included in the rental price. It can be done yourself or costs are charged for it, or there is a choice between doing it yourself and having it done.

You leave the house in the condition it was in upon arrival. In any case, uncluttered and broom clean. You make the garbage, refrigerator and dishwasher empty.

7. Pets
Whether or not to allow pets is clearly stated in "properties". In some cases, to consult with the owner and determine when booking.

8. Cancellations
By the renters:
All cancellations must be confirmed in writing by email. The entire booking amount has to paid at cancellation. Of course, costs that are not incurred, such as the use of bath and bed linen, energy and tourist tax will not have to be paid. Therefore it is wise to close a cancellation insurance if you book a holiday home. On the website it will be offered free choice.

By the homeowners:
If, apart from force majeure, the lessor is unable or unwilling to comply with the lease concluded on his behalf, he will owe the lessee compensation. The amount of the compensation depends on the time of disclosure to SVVS: 50% of the agreed rent up to 6 months before the first rental day, 60% to 5 months, 70% to 4 months, 80% to 3 months , 90% to 2 months and 100% to 1 month and 120% within 1 month before the first rental day. Force majeure is understood to mean the loss of the home due to a fire earthquake or flood.

9. Liability
For the renters:
During the stay, the tenant is liable for all damage, of whatever nature, that he or she inflicts on the holiday home and the associated resources.

For the homeowners:
SVVS can under no circumstances be held liable for damage caused by the tenant.

10. Complaints
In the event of any complaints or problems regarding the rented property, you must immediately contact the owner and / or key manager.If the complaint is not satisfactorily resolved, report it immediately to SVVS.

We would like to point out that complaints that you only file with us after your stay are seldom resolved satisfactorily.
